Artistic Spaces are committed to providing inspiring, yet affordable workspace in London, and appointed us to fit out their latest and largest location in Oxgate House. Conceived in 2010, Artistic Spaces began with the sole aim of making workspace in the capital affordable for creatives, and since then they have opened nine locations and extended their offering to small businesses. Their unique model splits studio space into units that can accommodate artists as well as enterprising individuals and companies, and offers members more freedom and autonomy than traditional serviced office providers.

Our team developed a design conceived by an architectural practice and delivered a Cat A+ fit out at Oxgate House, resulting in 75 self-contained units ranging from 500 sq ft to 12,000 sq ft. This project is the first in a series of larger scale addresses for Artistic Spaces, and is the next step in maturing their business as they look to developing new locations and elevating the quality of their product.

We helped Artistic Spaces to evaluate the buildings they were interested in redeveloping and built a close working relationship over the course of two projects. By taking care to understand not only the requirements from the brief, but the wider needs of the business as it continues to grow and expand its portfolio, we delivered a bespoke solution that supports Artistic Spaces’ business model.

A stone’s throw from Brent Cross, Oxgate House is a post-war industrial building that perfectly lends itself to a utilitarian-style design that honours the functionality of the space. The vacant building had become dilapidated and required structural stabilisation to ensure the spaces were safe and compliant.

We retained the external brickwork and chose materials to create a stylised and simplistic interior with a light, industrial feel, while structural elements within the original building fabric have been left exposed. Central skylights offer high levels of natural light and enhance the clean lines and raw aesthetic of the interior.

Sustainable design is important to both Artistic Spaces and Oktra, and was a key focus in the brief. We significantly reduced the carbon footprint of the project by rehabilitating the existing building fabric and specifying materials and products that can be sourced within a 500 mile radius.
