深圳是一个极高密度的新兴都市,却是公园数量最多的一个城市。很大程度上得益于散落的山脉,提供了令人愉悦的绿肺。
宝安区是深圳人口密度最高的区,昔日的工业区正在快速成长为林立高楼。凤凰智谷项目临近大空港与107国道,项目本身的密度也非常惊人,项目总用地面积19,323m²,总建筑面积168,000㎡,容积率达到8.7,包括两栋办公塔楼、一栋公寓塔楼以及公交首末站和商业社区。
Shenzhen is a emerging city of very high-density, but it also has the largest number of parks. Much of it benefits from the scattered mountains, which provide pleasant green lungs.
Bao’an District is the most densely populated district in Shenzhen, and the former industrial area is rapidly growing into a large number of tall buildings. The Phoenix Intelligent Valley project is close to the airport and National Highway 107. The density of the project itself is also amazing. The total site area of the project is 19,323 m², GFA is 168,000 m², and the FAR reaches 8.7. It includes two office towers, an apartment tower, a bus terminal and a retail podium.

The project is adjacent to Tiezaishan Mountain Park. With such a large volume and small land, surrounded by dense cities, how can we continue the precious landscape resources of Tiezai Mountain and introduce nature and vitality into the city? How can such a high-density business campus obtain comfortable quality and added value? With the owner’s very limited budget and standardized material selection, how to reflect the unique identity?

两栋办公与一栋公寓形成三足鼎立的格局,立面和层层退台郁郁葱葱,仿佛一座生气盎然的绿色山谷,凸显低碳生活方式。
Two office buildings and one apartment building form a Trio. The lush facades and terraces form a vibrant green valley, highlighting the low-carbon lifestyle.

The volume of the building surrounds the inner courtyard, open to the street corner, obtains the best view and ventilation, and introduces greenery and pedestrian flow.

复合的街道界面
Street Interfaces
方案将底层面积尽量加大,形成街道层的内外商业街。营造连续的骑楼空间,强化街道界面的亲和力。提升首层商业价值。
The project increase the ground floor area as much as possible to form an internal and external commercial street on the street level. Create a continuous arcade space and strengthen the affinity of the street interface, which enhance the first-tier commercial value.

堆叠的裙房露台
Stacked podium terraces
利用公交首末站的屋顶形成二层平台。景观台阶与自动扶梯将人流带到这里,两栋写字楼的大堂在这里汇聚。共享会议设施,高大的架空层提供了企业展览展示的开放活动空间。公寓入口则闹中取静,形成工作居住咸宜的24小时活力社区。
The roof of the bus terminal forms a second-level platform. Landscape steps and escalators bring the flow of pedestrian to the lobbies of the two office buildings. They share meeting facilities, tall overhead floors, which provide open spaces for corporate exhibitions and community events. The entrance of the apartment located in a private corner. It creates a 24-hour vibrant community suitable for work and living.

由二层朝上,利用裙房的灰空间和退台,尽量扩大个性化办公空间的数量,形成差异化的办公产品,这些办公盒子也可以灵活转化为特色商业空间。从而提升低楼层办公空间的价值。
From the second floor up, the gray space and setback of the podium maximize the number of personalized office spaces on the lower floors, and offer different office products. These office boxes can also be flexibly transformed into characteristic commercial spaces.

裙房的玻璃盒子体量相互搭接,形成个性化而且富有吸引力的独立办公空间。盒子的错动形成大小各异的私享露台或公共花园,让绿色向上延伸。
The glass boxes of the podium overlap each other to form a personalized and attractive independent office space. The movement of the boxes forms private terraces or public gardens of various sizes, allowing the green to extend upward.

公共架空与连廊,形成遮阳避雨,而通风采光的公共空间,充分凸显南方特色。连廊体系围绕中庭展开,通过开放的楼梯台阶联系,成为社区交流的核心。
Public overheads and corridors form shading and rain protection, while the ventilated and lighted public space fully highlights the southern characteristics. The corridor system is developed around the atrium, connected through open stairs and steps, and becomes the core of community communication.

务实的立面策略
A Practical façade strategy
塔楼外立面简洁挺拔,采用玻璃幕墙与竖线条遮阳板,与内立面的质感形成鲜明对比,给人以清爽高效的整体印象。
The external facade of the tower is simple and straight forward, with glass curtain walls and vertical sunshades, which contrasts sharply with the texture of the internal facade, giving a refreshing and efficient overall impression.

塔楼内立面采用水平横线条,近人而丰富。沿着楼层边缘,和退台边缘,出挑通长的绿化种植池,栽种勒杜鹃等易于打理的本土藤本植物。塑造郁郁葱葱的建筑表面。随着春夏秋冬四季变换,立面呈现出变化的效果。凸显绿色低碳的理念。
The inner facade of the tower adopts horizontal lines, which is close to people and rich. 裙楼外立面结合绿植与竖向金属格栅,形成绿色基座,建立起小尺度的街道感。内部庭院主要材料采用混凝土涂料与木质平台、铁艺栏杆搭配的色调,以低调睿智的风格凸显科技创意的园区氛围。主要立面和景观材料均为标准化产品,使项目造价和工期都得到了非常有效的控制。
The façade of the podium combines green plants and vertical metal grids to form a green base, creating a small-scale street feel. The main materials of the inner courtyard use concrete paint, wooden platform and iron railings, highlighting the atmosphere of scientific and creative park in a low-key and intellectual style.
Using standardized products on facade and landscape units, the project cost and construction period have been very effectively controlled.

低维护的垂直绿化
Low-maintenance vertical planting system
飘台绿化采用防水阻根作为基底的传统技术配合栽植藤本植物。项目设计快排体系保证多余雨水快速排空,不增加瞬时荷载,保证种植飘台的安全性,同时考虑高层的抗风性,飘台内置抗风结构保证植物的稳定。藤本植物选择常绿无果的品种,保证效果的同时减少高空掉物的风险,如使君子、勒杜鹃、龙吐珠、天门冬等。
智能生境监控和水肥一体化系统可以实时监测环境温度、风向风速、光照强度、氧离子含量和土壤温湿度等气象参数,在无人值守的情况下,根据植物生长需求,实现精确供水、供肥,自动调控植物生境。
垂直绿化采用模块式工艺,模块具有独立的九宫格种植穴,可防止基质下沉,植物更换简单快捷。模块内置农用岩棉,可极大增强根系延展空间以及基质的蓄水能力,为植物提供最适宜生长的气水比。
Vertical planting adopts the traditional technique of waterproofing and blocking roots as the base and planting vines. The project designed a quick drainage system to ensure that excess rainwater is quickly drained without increasing instantaneous load, ensuring the safety of the planted floating platform, while considering the wind resistance of the high-rise buildings, the built-in wind-resistant structure of the floating platform ensures the stability of the plants. The vines choose evergreen fruitless varieties to ensure the effect while reducing the risk of falling objects at high altitudes.
The intelligent bio-environment monitor and irrigation-nutrition system will update temperature, wind, solar, oxygen and moisture data, help to supply water and fertilize automatically and accurately.
Vertical planting uses vertical modules of aluminum grids and strips. The built-in agricultural rock wool in the module can greatly enhance the root extension space and the water storage capacity of the substrate, and the plants can be replaced at any time.

可以呼吸的园区
A Breathable Campus
凤凰智谷不是一个炫酷张扬的园区。她朴实无华,却有着令人愉悦的独特气质。她不只是消费公园绿肺,而是使其强化延展,将铁仔山公园的绿荫延续到了园区内部,蔓延到塔楼顶端。虽然用地狭小,这里的每一个楼层却都被绿色所包围,每一个窗口都能看到垂下的藤蔓,呼吸到浓郁的草和灌木的气息。每一个员工,都能眺望山体公园,感受到自然环境的馈赠。
Phoenix Intelligent Valley is not flamboyant. It is unpretentious, and yet offers a pleasant and unique temperament. It extends the green lung of Tiezai mountain Park inside the campus, spreading to the top of the tower. Although the site is small, every floor here is surrounded by green, and from every window can see the hanging vines and breathe the rich smell of grass and shrubs. Every employee can look at the mountain park and enjoy the gift of the natural environment.
