The Axel Schoenert Architects Agency restructured the former headquarters of the radio station RTL, Bayard Street, in the 8th arrondissement of Paris on behalf of Nexity and LaSalle Investment Management. The building now belongs to CNP Assurances
In the Montaigne district, the 22-24 Bayard is a new, singular and sophisticated office building, in dialogue with the historic urban environment, the project’s main objective is to combine conservation and new construction, to create a homogeneous whole. In this ambitious project, nature found its place. Natural lighting expands generously within the interiors and vibrates the new streetside facade on Bayard Street.
The project combines heavy concrete with new construction with wood and metal. In order to achieve that, major work has been undertaken on a plot between rue Bayard and Impasse d’Antin, in the heart of the 8eme arrondissement. From two distinct buildings, the project leads to the realization of a single building of 8 200 square meters of offices.
On the North Side, post-Haussmann buildings are renovated, whereas on the South, buildings from the 1970s (such as the former headquarter of RTL), have been demolished. Unfit for the creation of new office space, it has been replaced by a wooden structure building. This operation, which combines new construction and heavy renovation, meets several challenges: maximizing the heights under the ceiling, respecting the altimetry imposed by the neighboring buildings, creating the finest floors possible, and avoiding beam drops.
A Signal Facade. The new construction rue Bayard presents a signal facade that offers a new identity to this property complex: the metallic cladding with golden highlights and the purity of its lines give it a singular appearance and create a harmonious dialogue with the historical facade of the adjacent building. This real perforated brass case adorns the «low carbon» wood and metal structure of this new building which is organized into four parts: the highest, at the bottom of the plot, culminates at 25 m in R+7, while the others will take to the street through successive sets of withdrawals.
Light is at the heart of the project. The layout of the interior spaces has been designed to respond to new working methods, which associate user comfort and surface optimization and combine a welcoming living space and optimal working environment. The agency has imagined cozy and elegant atmospheres, bathed in light, and complemented by many green spaces. Light influences biological rhythms, energy, mood, and productivity, so it is essential to introduce as much natural light into the building as possible and to favor transparency and visual breakthroughs.
The project, therefore, promotes natural lighting in workspaces, thanks to the treatment of facades and their many openings, which allow for optimize natural light and reduce the glare effects, while regulating the excessive heat input.
The offices are clean and spacious with large ceilings, most of these spaces receive direct light. Artificial light is controlled, automated mechanisms allow users to adapt at any time of the day to the energy consumption of the room in relation to the outside light and its temperature. Thermal insulation is accompanied by heating self-regulation systems.
