MJA received development approval for Fringe Apartments, this 48 apartment complex along William St in Mt.Lawley in March 2015. The corner site has excellent solar access to the North combined with city views to the South and is strategically placed halfway between both the Beaufort and Angove High Streets.
The built form is composed of three concepts, Stepping white frames, a Shadowbox, and Dado Necklace; which all directly reference contrasting contextual conditions.
The proposal received ‘Design Excellence’ from the local authorities Design Advisory Committee which combined with the 50% reduction in lifecycle carbon has meant that Fringe Apartments have met the criteria for significant discretion on height and plot ratio. The proposal simply seeks to provide a density which will maintain its relevance in the future.
