What is Chang’an Mills
「六工汇」的名字源于《礼记》天子之六工曰:土工、金工、石工、木工、兽工、草工,典制六材」。「六工」指的是六个主要工种,寓意着匠人精神,也寓意来自不同城市、不同行业和背景的人;同时「六」也暗指项目的六个地块;「汇」则是汇聚、聚集的意思,寓意创意的火花在这里聚集、碰撞、燃烧。首钢在生产时期是将矿石,煤炭等材料汇聚在一起,经过冶炼成为钢铁。而转型之后的首钢则是将不同行业的人和思想汇聚在一起,首钢的能量和火热,被重新点燃。
The name “Chang’an Mills” comes from the Book of Rites: “The sixth gong of the Son of Heaven said: earthwork, metalwork, stone work, woodwork, animal work, straw work, and the traditional production of six material”.”Liugong” refers to six main types of work, implying the spirit of craftsmanship and people from different cities, industries and backgrounds; At the same time, “Liu” also refers to the six plots of the project; “Hui” means gathering and gathering, which means the spark of creativity gathers, collides and burns here. During the production period, shougang industry gathered ore, coal and other materials together and smelted them into steel. After the transformation, Shougang brings together people and ideas from different industries, and reignites its energy and fervor.

六工汇位于北京首钢园北区的核心地块内。石景山脚下,秀池和群明湖之间,东侧紧邻群明湖大街。项目占地13.2公顷。地上建筑面积为16.5万平方米,总建筑面积(含地下)为22.3万平方米,包括23个建筑单体,是一个拥有国际甲级办公楼、全新零售餐饮体验和充满艺术、文化多功能区域的综合体项目。
Chang’an Mills is located in the core plot of north district of Beijing Shougang Industrial Park. The buildings are located at the foot of Shijingshan Mountain, between Xiu Lake and Qunming Lake, and adjacent to Qunming Lake Street in the east. The project covers an area of 13.2 hectares. The ground floor area is 165,000 square meters, and the total floor area (including underground) is 223,000 square meters, which including 23 single buildings. Chang’an Mills is a complex project with an international grade A office building, new retail and dining experience, as well as multi-functional area for arts and culture.

Space Structure of Chang’an Mills
六工汇是环绕国家体育总局冬季训练中心的重要城市织补建筑群落,项目北望秀池,南观群明湖,西眺石景山,是两湖区域的核心建筑群。六工汇与西侧的国家体育总局冬训中心项目,北望秀池,南观群明湖,西眺石景山,是冬奥广场两湖区域的核心建筑群。
Surrounding the Winter training center of the General Administration of Sport of China, Chang’an Mills is its important urban darning building community, which looking at Xiu Lake in the north, Qunming Lake in the south and Shijingshan Mountain in the west, are the core buildings of the two lakes area of the Winter Olympics Square.

通过链接两湖区域周边重要自然及工业地标,将原本松散的工业布局逐渐转换为具有连贯性的双U字形布局,进一步界定了与之呼应的关联城市空间结构。两组群体环抱“带状绿脊”,建构了极具东方性的“阴阳相生”的咬合结构,令整个区域拥有了很强的整体性和城市感。
By connecting important natural and industrial landmarks around the two lakes area, the design gradually transforms the original loose industrial layout into a coherent double U shape, further defining the urban spatial structure. Surrounded by the “ribbon-like green ridge”, the two groups of buildings construct an occlude structure with Oriental characteristics of “Yin and Yang living together”, giving the whole area a strong sense of integrity and city.

空间结构以“两廊四轴”展开。“两廊”开放空间轴连接两湖形成公共空间生态通廊,串联多个广场区域。中央代征绿地结合制粉车间儿童运动公园、冷却塔浓缩池运动休闲公园和五一剧场东演艺休闲公园三个主要公园共同建构了区域空间内南北藤蔓式脊状生态廊道和带型广场群,成功链接了群名湖和秀池,充分发挥了区域空间的景观优势。“四轴”,视线轴、开放空间轴、滨水轴与商业轴为城市空间提供了非常清晰的节点对位关系。

The space structure revolves around “two corridors and four axes”. “Two corridors” refers to the ecological corridor of public space formed by connecting two lakes in an open space axis, connecting multiple square areas. The central green space and milling workshop children sports park, cooling tower thickener sports leisure park and theatre May Day three main park east entertainment leisure park want to combine, construct the vines from the south to the north area space type of ridge and belt type square group of ecological corridors, and successfully connected a group of los pool and show, and give full play to the regional space landscape advantage. The “four axes”, sight axis, open space axis, waterfront axis and commercial axis, provide a very clear node counterpoint relationship for the urban space.

Chang’an Mills Plaza
六工汇购物中心正坐落于滨水轴与商业轴交点位置,是六工汇的要冲地块。项目总建筑面积约6.2万平方米。地块内保留建筑包括7000风机房,第二泵站,九总降等,设计在对以上保留建筑进行改造、保护的基础上,织补新建建筑并辅以多层次景观设计,依托工业遗存和冬奥运动主题,定位“创建跨界产业总部社群,打造新型微度假式的生活方式”,致力打造汇聚低密度的现代创意办公空间、复合式商业、多功能活动中心和绿色公共空间的新型城市综合体。
Chang’an Mills Plaza is located at the intersection of waterfront axis and commercial axis, which is an important plot of Chang’an Mills. The total construction area of the project is about 62,000 square meters. Design reserved old buildings including 7000 wind machine room, No.2 pumping station, nine building, based on transformation and protection, and build the new buildings and complementary with multi-level landscape design, relying on the industrial heritage and the games sports themes, positioning “create cross-border industrial community, a new micro resort way of life”. It is committed to build a new urban complex integrating low-density modern creative office space, complex business, multi-functional activity center and green public space.

空间拓扑,留存历史肌理
Spacial Topology, Reserve Historical Texture
场地内的主要建筑有第二泵站,7000风机房,九总降与十一总降.其中第二泵站的历史最为悠久,始建设于民国北平日据时期(约1939年),由当时侵华日军驻石景山炼厂队伍始建,并于1992年由首钢重新改造,是四高炉的附属设施,一直运行至2008年四高炉停炉。其次是同样为四高炉服务,为高炉提供冷风的7000风机房,自1977年建成后历经1991年与1998年两次自东往西的大修扩建,能清晰的看到建筑被分为明显的三段。九总降则是建设于1978年,是原首钢电网唯一电源点,一直坚持运行至2019年,直到整体项目建设开工,才将所带负荷过渡接入公网供电,完成退运工作。十一总降单体简单,年代最新,经综合评判后保留价值较低。
The main buildings in the site are no. 2 pump station, wind room 7000, No. 9 Substation and No. 11 Substation. Among them, the No.2 pump station has the longest history. It was first constructed during the Japanese occupation period of Peiping in the Republic of China (about 1939). It was built by the Japanese army stationed in Shijingshan Refinery and rebuilt by Shougang In 1992. The second is the wind room 7000, which also serves as the ancillary facility of No.4 blast furnace and provides cold air for it. After being completed in 1977, the building has been renovated and expanded from east to west twice in 1991 and 1998. It can be clearly seen that the building is divided into three distinct sections. The No. 9 Substation was built in 1978 and was the only power point of the former Shougang power grid. It continued to operate until 2019. Until the construction of the overall project started, the load of it was finally connected to the public network for power supply and the return work was completed. No. 11 Substation is simple and young, and the reservation value is lower after comprehensive evaluation.

整个场地的原始肌理基本由7000风机房,二泵站组团与九总降组团两个东西院落构成,中央则是贯彻地块南北的主要通道。
设计考虑保留场地最原始的肌理,通过在中央植入新院落串接两个现状院落形成由东到西,旧新交融的层进式院落空间,构建商业东西向的主要动线,同时也保留了原来中央厂区7000风机房与九总降间的南北路径,衔接新商业中心与北侧办公区,原十一总降位置的轮廓则成为新商业中心的北入口。
The original texture of the whole site is basically composed of two east and west courtyards, namely 7000 wind room, the No.2 pump station group and the No. 9 Substation, and the central part is the main passage from north to south of the plot (Satellite image before transformation).
The design hopes to preserve the original texture of the site. By implanting a new courtyard in the center and connecting the two existing courtyards, a progressive courtyard space integrating old and new from east to west is formed, and the main east-west commercial moving line is constructed. At the same time, the road between the wind room 7000 and the No. 9 Substation is preserved, connecting the new business center with the office area on the north side. The north entrance of the new business center is located at the site of the original No. 11 Substation.

至此整个总图关系基本形成,东区围绕二泵站及风机房院落打造商业中心东侧主入口与东区核心中庭,中部新建庭院塑造商业中心的活力核心,同时开放北入口串接北侧地块,西侧则保留部分九总降建筑,结合原院落图底关系,改造成新商业中心独特的运动主题庭院。
At this point, the whole general plan layout was basically formed. In the eastern area, the main entrance on the eastern side of the commercial center and the core atrium on the eastern side are built around the second pump station and the wind machine yard. A new courtyard in the middle of the center shapes the dynamic core of the commercial center. At the same time, the north plot is connected through the open north entrance. On the west side, part of the No. 9 Substation will be retained, combined with the original courtyard, and transformed into a unique sport-themed courtyard inside the new commercial center.

保留修复,老建筑新功能
Preservation and Reparation, New Function of Old Buildings
项目核心保护再利用的建筑是第二泵站和7000风机房。
二泵站由北侧主空间及南侧辅房组成,其主空间的核心是其室内极具冲击力的木桁架序列,而东面作为整个商业中心的主要入口,设计也是将二泵站东侧墙体取消,让木桁架暴露出。极具纵深感,引导性的桁架序列,也成为主入口最具昭示性的标志。而南侧的辅房的东立面则以大面玻璃的方式呈现,内部的小桁架也隐约可见,与主桁架相互呼应。
This project focuses on the protection and reuse of the No.2 pump station and 7000 wind room.
The pump station consists of the main building on the north side and the auxiliary building on the south side. Its main space contains an impact wooden truss structure. On the east side, the main entrance of the commercial center, the wooden trusses are exposed to the exterior wall, creating a deeply guiding sequence space that is the most iconic construction element of the main entrance. The east facade of the south wing is glazed with large panels, and the small internal trusses are also visible, echoing the main truss.

二泵站保留的最大难点也是在木屋架,由于年代久远,原石棉瓦屋面已多处渗漏,无法使用,结构也已出现明显外倾,鉴定情况极为不利。但由于木结构构件关系非常复杂,落架大修难度极大,最终在比选多个加固方案后还是选择了增大梁柱混凝土截面的加固方式,虽然改变了下部承托框架几何尺寸,但达成了尽可能减少对木屋架的破坏,留存最具特色木构主体的目的。
The biggest difficulty of preserving the No.2 pump station building is also in the wooden frame. Due to its long history, the original asbestos tile roof has been leaking in many places and cannot be used, and the overall structure of the building has been tilted significantly. However, due to the complicated relationship of the original wooden structure components, it is difficult to remove and repair the restoration, and finally, after comparing several reinforcement schemes, the design still chooses to increase the beam and column concrete section reinforcement method. Although the geometry of the lower supporting frame was changed, the damage to the wooden frame was minimized and the most distinctive wooden structure was retained.

保护核心的木屋架部分,通过仔细测量每一根木构建的尺寸,复核结构受力与截面防火性能之后见缝插针的植入加固加强构件,使得原本木结构的效果得以完整保留(也得益于修编后木构防火规范对于木构防火口径的认定)。而二泵站外墙则采用修新如旧的手法,结合新业态的功能需求,在红砖墙体上局部点缀玻璃及深色铝型材,让新旧融为一体。
In order to protect the core wooden frame part, we carefully measured the size of each piece of wood structure, checked the structural force and section fire performance, and inserted the reinforcement components, so that the original wooden structure can be completely preserved. The exterior wall of the No.2 pump station adopts the technique of repairing the old as the new, combining with the functional requirements of the new format, glass and dark aluminum are partially decorated on the red brick wall, so that the old and new buildings are integrated.

7000风机房占地约2500平方米,高度约24米,黄色的天车、两侧的强壮的天车梁、大小的圆形风洞、纵向长窗和纤细的风帽以及粗壮的消声器,无不带有强烈的功能性特征。改造保留了建于70年代最东侧的建筑部分,完整保留了建筑外墙与主体结构。使其在晾水池东路界面上与二泵站共同形成完整的坡屋面序列。内部则保留原排架结构空间及天车等装置构件,成为新商业的特色中庭。

修旧如旧,历史细节重生
Repairing as Before, Rebirthing the Historical Details
外立面细节与构筑物的保留与重建也同样为新商业中心充实了历史的细节。
7000风机房的外窗采用原样复建的方式,由于原建筑外立面钢窗已无法使用且无法满足新建筑的节能要求。设计最终采用双层窗构造,外窗为结合钢窗原型修复的装饰性窗,而内窗则采用大块保温玻璃,最大限度的保留原厂房外窗的视觉效果。原7000风机房外墙为砖砌涂料,历史中墙体的色彩会随着使用时间渐渐变化,经过一段时间的使用后又往往会被整体再重新粉刷,整个过程好像一次次轮回新生,颜色也随着时间的推移往复呈现由深变浅的时光退晕,设计期望尽量保留这种状态,因此在尽量保留原墙体的同时,让新的墙体和旧的墙体一同被刷上颜色,让他们一起走入墙体色彩的下一个轮回。
The preservation and reconstruction of the facades and associated structures also add historical details to the new commercial center.
The outer window of the 7000 wind room is rebuilt as it was. For that the steel window of the facade of the original building cannot be used and cannot meet the energy saving requirements of the new building, in the end, the design adopts double window structure. The outer window is decorative restored with steel window prototype, while the inner window adopts large insulating glass to retain the visual effect of the outer window of the original factory as much as possible. The original exterior walls are brick paint, and the colors of the walls will change gradually over time. After a period of time, the whole building is often repainted, the whole process seems to regenerate, the exterior color changes from dark to light over time. The design intends to preserve this state as much as possible. Therefore, while preserving the original wall, the design paints the new wall and the old wall with color, allowing them to come back again.

北立面的两个巨大混凝土筒也是复建了原7000风机房的消声器,成为新商业的电梯井。其他诸如风机房外立面的风帽,钢铁大门和混凝土门套等等的原位保留也带着自己的历史故事成为了新商场的一部分。
The two large concrete cylinders on the north facade are also a replica of the mufflers of the original 7000 wind room, serving as the new commercial lift shafts. Other original details such as the hood of the wind room facade, steel gates and concrete door covers are also part of the new center with a history of their own.

三重院落,业态赋新注能
Three Courtyards, New Functions
六工汇整体定位为“以Z世代,家庭消费,首钢园产业客户为核心客群的新业态城市更新综合体”,本地块的购物中心定位为“FAMILY MALL”,主要业态既包含园区基本配套需求,又具备家庭亲子主题运动娱乐休闲功能。引入“新能源+商业”的理念,意在打造智慧化、数字化未来生活体验空间,同时也是首钢工业记忆的在地体验发生场所。
项目所承载的历史和更新与购物中心所带来的物质消费与精神消费理念,正以独特的化学效应融合塑造着独一无二的休闲体验的商业IP。
整个购物中心由东至西可以简化勾勒为三个院子,他们依次串起了商业的整条动线。7000风机房与二泵站组团院,新建的商业核心中庭院与九总降的拓扑院,分别代表了历史,当下与未来。
Chang’an Mills is positioned as a “new business urban renewal complex with generation Z, family consumption and Shougang Industrial customers as the core customer groups”. The shopping center is positioned as a “FAMILY MALL”. The main business mode not only contains the basic supporting needs of the park, but also provides FAMILY sports, entertainment and leisure functions. The introduction of the concept of “new energy + commerce” is intended to create an intelligent and digital future living experience space, as well as a place for the experience of Shougang industrial memory.
The history of the project and the concept of material consumption and spiritual consumption of the shopping center are shaping the new business IP of unique leisure experience with unique chemical effect.
The whole shopping center can be simplified into three courtyards from east to west, which successively string the whole circulation of commerce. The courtyard of 7000 wind room and the No.2pump station, the courtyard in the newly built commercial core and the topological courtyard of No. 9 Substation respectively represent the history, present and future.

历史院 | The History Courtyard
站在晾水池东路街角,最引人注目的莫过于由二泵站独特的木桁架所构成的购物中心主入口空间,而第二泵站本身却不仅仅只是入口,他退去工业的功能后完整保留的独特室内空间未来将做为精品餐饮带给人全新的体验,而其南侧面向群明湖侧的辅房,设计将外墙做局部通透与开放处理,为未来餐饮带来更多面向湖景的视野与享受外摆的可能。
Standing at the corner of Airing Pool East Road, the most striking feature is the main entrance space of the shopping center, which is formed by the unique wooden trusses of the No.2 Pump Station. The No.2 pump station itself is more than just an entrance. Its unique interior space is fully preserved and will be used as a boutique dining experience in the future. The auxiliary building facing Qunming Lake on the south side is designed to make the external wall partially transparent and open, which also creates more vision and outdoor space facing lake view for the future catering function.

经过二泵站与7000风机房间新建的过渡空间,7000风机房高大而颇具历史感的中庭空间整个进入视野,厂房特有的排架结构,钢屋架,天车等元素,近24米的室内高度,让人一下能体验到整个风机房的历史与大尺度下的震撼,而厂房中嵌套的玻璃盒子,未来将做为京西首家蔚来旗舰店。
自7000风机房中庭往西,经过一个4m净高的过渡空间,便到达新商业的核心中庭。两个高耸且各具特色的中庭之间经过一个低矮的空间衔接,带给人一种时空穿越的错觉。
Through the newly built transition space between the second pump station and the wind room 7000, the tall and historic atrium of the wind room 7000 comes into view. The unique architectural structure, steel roof truss, roof truss and other elements of the workshop are nearly 24 meters high in the interior space, so that people can instantly experience the history and large-scale shock. The glass box embedded in the workshop will be the first NIO flagship store in West Beijing in the future. The collision of technology and history will have an interesting reaction here.
From the atrium of fan Room 7000 to the west, through a 4m high transition space, we reach the atrium, the core of the new business. A low space between two soaring atriums gives the illusion of time travel.

当下院 |The Present Courtyard
新商业核心中庭从设计初便期望强化商业的社交与体验属性。商场应该不单单是满足商品销售的场所,更多的应该成为生活理念的输出平台和生活体验的试验场,相较传统商场的集约布置,围绕核心中庭设计提供了更多的公共空间与展示平台,衔接各层的大台阶与散落各层的错落平台与商业盒子,都将为互动,展示,交流等活动提供可能。未来整个购物中心也将围绕核心中庭布置以体验类、亲子类、运动类等为主的丰富业态,期待其能成为商业与消费者对话的新媒介,孕育生活新理念和输出生活新体验的新空间。
The design seeks to enhance the social experience of the business center through the core atrium. A shopping center should not only be a place to sell goods, but also a platform for the output of life concepts and a testing ground for life experience. Compared to the intensive layout of traditional shopping malls, the design is centered around the core atrium, providing more public space and display platform. The large steps connecting each floor and the box space scattered on each floor will provide the possibility of interaction, exhibition, communication and other activities. In the future, the whole shopping center will also be arranged around the core atrium, with rich business modes focusing on experience, parent-child and sports. It is expected to become a new medium for the dialogue between business and consumers, as well as a new space for breeding new life concepts and outputting new life experiences.

横纵交错的中庭天窗也成为空间内一道独特风景,灵感来源于工业建筑钢结构屋顶交错相连的钢构体系,提取原型后将它与现代的玻璃材质融合。7000风机房交错钢构的实与新建中庭交错玻璃顶的虚,形成的一组有趣的对比,也给室内带来了丰富的体验。
The interlaced atrium skylights also form a unique landscape within the building. It was inspired by the interlocking steel elements inside the steel roof of an industrial building. After extracting the prototype, the design combines it with a modern glass material. The steel structure meets the glass roof, creating an interesting contrast and a rich experience.

未来院 |The Future Courtyard购物中心西侧入口以北,保留了原九总降的部分建筑及其组团的图底关系,通过二层环廊的强化,打造成购物中心最西侧的未来院。他是项目中最大的一块留白,也为未来留下更多的可能,30米见方的院落尺度为商场提供了举办多样户外活动的条件:运动竞技,儿童乐园,品牌展示……而二层的围观游廊以及商业朝向此的层层退台设计,也成为内外互动的最佳媒介,也将为此庭院空间带来更多的人气与更佳的展示效果。
North of the west entrance of the center, the future courtyard at the west end of the center was created by retaining the original texture and adding a two-story ring gallery. It is the largest blank space in the project, leaving more possibilities for the future. The 30-meter square courtyard provides conditions for the building to hold various outdoor activities: sports competition, children’s playground, brand display… The viewing verandah on the second floor and the retreat design on the second floor towards it also become the best medium for internal and external interaction, which will bring more popularity and better display effect to the courtyard space.

站在群明湖南岸往北侧眺望,高炉、烟囱组成深色纵向工业图景,购物中心则以横向轻盈的肌理与色彩,大面的横向线条,轻盈的玻璃材质与工业背景纵向元素与深色基调形成相得益彰的对话关系。在匹配周边建筑尺度与天际线高度需求的基础上,地块内办公楼设置于地块东北侧,成为整个项目组群沿群名湖大街南北视廊的重要起点,其与东侧四高炉、北侧三座高炉和石景山遥相呼应、互为抵角之势,展现了新旧对话间强烈的力量美。购物中心与整个北岸厂区底图相融合,既体现出商业中心自身的标志性,也成为构筑群明湖北岸新风貌必不可少的一块拼图,建构了2022奥运单板滑雪大跳台赛区的重要转播背景。
Standing on the south bank of Qunming Lake and looking to the north, the blast furnace and chimney form a dark industrial picture, while the shopping center forms a dialogue with the industrial background by light posture and color, large horizontal lines and light glass materials. On the basis of matching the scale of surrounding buildings with the height of the skyline, the office building in the plot is set in the northeast, which becomes the important starting point of the north-south viewing corridor of the whole project team. The architectural group echoes the fourth blast furnace on the east side, the third blast furnace on the north side and Shijingshan Mountain from a distance, showing the strong beauty of power between the old and new dialogues. The integration of the shopping center with the whole north factory reflects the symbol of the business center itself, and also becomes an essential piece of the puzzle to build the new appearance of the north bank of Qunming Lake. It has become an important background for the snowboard big jump area of the 2022 Winter Olympic Games.

城市更新不是孤立地解决旧建筑保存和新功能注入的问题,而是要善于发现遗存建筑的空间特征并恰如其分地与新功能结合,即“选合适的旧瓶,装恰当的新酒”。将历史遗存与新业态,新空间,新形象更好的结合,既是设计的重难点,又是项目的机遇,处理好这些关系,曾经冰冷萧瑟的工业建筑也能充满温度,把集体记忆、和未来展望共同融入转化为我们创造的崭新的生活日常。
期望六工汇购物广场独特的建筑空间与丰富业态能成为未来小型商业综合体更新与新商业业态理念输出的一次积极尝试,更希望它能成为冬奥园区配套的补充与完善,为2022冬奥添光增采。
Urban regeneration is not to preserve old buildings and inject new functions in isolation, but to be good at discovering the spatial features of preserved buildings and appropriately combining them with new functions, that is, “choose appropriate old bottles and fill appropriate new wines”. The better combination of historical heritage with new formats, new Spaces and new images is not only the difficulty but also the opportunity of design. With these relationships well handled, once cold and bleak industrial buildings can be filled with temperature, integrating collective memory and future vision into a new daily life.
The unique architectural space and rich business forms of Chang’an Mills are an active attempt to update the community type commercial complex and export the concept of new business forms. We also hope that it can become the complement and perfection of the Winter Olympic Park and add luster to the 2022 Winter Olympic Games.
