Gensler’s initial role to develop an exterior enclosure for Daiichi Property’s office tower quickly grew in scope to encompass planning review, design of public spaces, and branding and signage for the building—including a new name. The building’s envelope is an elegant, understated and highly efficient double-glazed skin that admits fresh air even in storm conditions. Other integrated concepts include maximum daylighting, insulated glass with a solar-reflective coating, efficient mechanical systems, onsite rainwater collection and gray-water use, together helping to mitigate the region’s unique climatic and economic challenges in a city where electrical rates are among the highest in Asia.
