The Victor is a five-story condominium building located in a mostly residential neighborhood in the heart of Denver. The massing of the building places the 38 living units in a crisp, three-story volume that ‘floats’ over a concrete base containing commercial uses. These elements are separated by a level of parking – a void that creates the sense of the weightlessness of the upper volume. The unit plans interlock to provide a variety of types and sizes to accommodate varying residential needs and are punctuated by a light well on the backside of the building giving daylight to the corridors as well as the units. All of the units have generous balconies. The top level corner units have spiral stair from the balconies to a private roof garden.
Caption
The materiality is an important feature of the building, the elevated volume is notable for the perfection of the stucco system which creates a clean, modern appearance. This is in vivid contrast to the ‘rustic’ board formed concrete and glass base. The building stands out from the many multifamily structures for its well detailed simplicity.
