Located at the southeast corner of Lake Shore Boulevard and York Street in Toronto, this mixed-use development encompasses approximately 190,520 sq m of density on a two-acre site. The development includes a Class AAA LEED Platinum Certified Office tower, the premium Harbour Plaza Residences of 1313 units within two towers and a four- story retail podium holding a network of publicly accessible spaces including several access points to the PATH connections. The 50-foot-high lobby was designed as an extension of the public realm with views to the city and the Lake. The immense height of the lobby and stacked retail space also meant that the first level of office tenant space rises 50 feet above the height of the Gardiner Expressway, ensuring that every office floor has the advantage of natural light, and panoramic views of the City or Waterfront of Lake Ontario, instead of overlooking 6 lanes of highway.
The podium has a contiguous roof garden accessible from the health club and epicurean food court and bar; health club, a contiguous roof garden/terrace and other amenities available for all residents, office occupants, and the community at large. This building demonstrates the impact of smart intensification on the urban quality of life for all.
The offset core provides large, open floorplates of 24,000 sf well suited to ‘Alternative Workplace Strategy’ provide flexibility. One York delivers a new benchmark for office building design.
