Located on a relatively small city lot, with one significant historic building marking its corner, this project seeks to maximize units and their corresponding harbor views. As a conscious and deliberate act of deference to the small historic structure, the primary mass of the building deflects backward starting at its eave-line. At the same time, a portion of the mostly core-ten steel facade appears to fold back out to meet the property line. The interaction between the primary mass and this projected mass creates an ideal opportunity for “corner” living rooms with substantial balconies. At the top of the projected mass is a pool terrace coupled with shared amenity spaces located on that floor. On the ground floor, the historic building acts as the building's residential entry and lobby.
