Once described as London’s Old Latin Quarter, Fitzrovia is an inner London neighbourhood that boasts celebrity residents including Cate Blanchett, Guy Ritchie and previously Madonna. It has been rumored that Lady Gaga has splashed out on a swanky new pad in the area.Known for its villagey atmosphere and bohemian vibe, Fitzrovia is a hive of creativity, with a plethora of media and design business located in the area – the BBC’s new Broadcasting House is located on the edge of the neighbourhood.

Fitzrovia has come into the spotlight in recent months. It is one of the best served areas for nightlife and Ian Schrager has opened The London Edition in the area and Andre Balazs has launched his first ever European hotel just down the road on Chiltern Street.

Big name architects, restaurateurs and hoteliers are all being drawn to the area. This month, Marylebone saw the launch of Clay Street, its first development of a group of townhouses since the 1980s. There will be five houses in total, built in a contemporary style by fashionable, award-winning architects, Piercy&Company, the youngest company to be involved in the building of the Olympic village.According to the London Evening Standard newspaper, the best road to live on is Fitzroy Square. Houses rarely come onto the market; the last house sold for £6.75 million in April 2012.

Average prices in Fitzrovia are now pushing £1,800 – 2,000 per square foot, and around £4,000 per square foot for penthouses. Luxury has really hit Fitzrovia by storm in the past 12 months with prices going skywards with an uplift of around 25 per cent in the past twelve months and these are likely to double in the next five years, according to Simon Hedley from estate agent Druce.

The designers are making their mark on the area, having also designed the interiors of the Chiltern Firehouse hotel and the Aesop Marylebone shop.The Fitzrovia Apartments are a development of 66 flats and four penthouses, converted from the Royal Orthopedic Hospital. There are three bedrooms, three bathrooms, open plan kitchen/dining room and two massive roof terraces.

Simon Hedley from Druce, said: “Development in the area is being led by the Fitzrovia Apartments and has underpinned prices not only in new builds, but also in boutique apartments which are being converted above shops. Buyers are mainly from the UK; media and arts types who love the unique character of Fitzrovia and are savvy, understanding the potential capital growth in the area as it becomes a go-to destination in its own right. The area is also attracting interest from Americans, Russians and Europeans who either want a central London pied-a-terre or an investment property.”
