The first business centre in Lviv holding a “green” BREEAM certificate. The building’s aesthetics stem from its energy performance, allowing to reduce energy consumption by almost 40%. The main task was to create a quality, functional environment for demanding IT companies. This way, the city received a large IT Hub offering all conditions for the comfortable development of small and medium-sized businesses.
- To make the building expressive, façade panels were made of the thoroughly selected oxidized copper shade
- We were able to depart from the obsolete linear structure with hallway system, breaking down the building’s single composition into three rhythmic objects and tying aesthetics to energy performance
- The breakdown of property into three blocks also allowed to create a large lighting front
- An inclined ramp in itself represents a car park integrated into the building’s structure
- Protective shading system is made from metal lamellas emphasizing the depth of the southern facade and graphically crossing over the continuous panoramic glazing
- Half of the stylobate is given to indoor parking; its facades are covered with metal grates providing for natural ventilation and helping reduce expenses on the installation of ventilation and smoke removal systems
- Some offices on the second and third floors have an own individual terrace on the roof
- Facades on the northern and southern sides differ from each other, reacting to the cardinal directions; by emphasizing this function, architects have created an image
- The project’s engineering concept included several options, some of which have never been used in Ukraine before
- The proposed options of energy efficient solutions included a full estimate of the project’s costs, cost-effectiveness and rate of return
- One of the options included reduction of the property’s electric power by accumulating cold in an ice generator, accumulating ice by using electricity during nighttime
- The building’s air heat pump provides two sources of heat backing up each other. During a transitional (fall/spring) period, the building can be heated before and after the heating season
- We made an analysis and a table of energy consumption indicators based on tariffs to make it easier for the client to choose energy efficient solutions
- Mechanical ventilation with СО2 sensors for all leased premised
- Ventilation equipment is housed in a separate room, and the corridor was widened to accommodate engineering networks
- Engineering networks were installed in the space above the ceiling
- The client brought a ready solution which he considered old-fashioned, and asked for a more efficient and modern solution
- At the time of commissioning, 60% of premises have already been leased
- The parking has 268 car parking spots and 50 free bicycle parking spots. Three electric vehicle charging stations are located near the parking entrance
- The base column spacing of 8.1 m is optimal for the efficient use of office space and suitable for comfortable car parking
- We have developed innovative design documentation for the business centre. Detailed documentation was developed on its basis by One M2 Architects
- In October 2016, the neighbourhood where the business centre is located became the pioneer in the implementation of “smart city” technologies
