This renovation project involved the restructing of a 19 century historic building into modern offices. The building is located near Termini station in Rome. It consists of a basement, a ground floor and five floors above ground.
The restructing was designed to ensure flexible space planning in keeping with the latest standards and technology, as well as to achieve the lowest possible environmental impact and LEED certification.
The renovation included a detailed office planning study with the aim to maximise the use of available office space and reduce the room taken up by the large inherited corridors. The new office design was also tailored to tenants and their required uses, identifying specific areas for meetings, break-out areas, reception areas, offices and technical areas for IT.
This historic building in Rome is an open atrium building and the atrium was retained to maximise the sustainability of the building.

Ristrutturazione di un edificio per uffici di pregio storico-architettonico risalente alla fine dell’800 da certificare LEED, sito nelle immediate vicinanze della stazione Termini, composto da un piano interrato, un piano terra e cinque piani fuori terra. Il progetto è stato realizzato in modo da garantire una distribuzione degli spazi razionale ed estremamente flessibile, secondo le più recenti tecnologie e normative, volte a garantire un basso impatto ambientale.
La ristrutturazione dell’edificio ha previsto lo studio degli spazi interni adibiti ad uso ufficio in maniera tale da sfruttare tutto lo spazio disponibile, riducendo al massimo gli spazi connettivi e di distribuzione orizzontale: gli ambienti risultano idonei per risolvere soluzioni differenti di office planning, individuando allo stesso tempo specifici spazi di rappresentanza, zone relax, zone reception e uffici direzionali, come anche locali tecnici e sale server e fotocopiatrici. Il cuore dell’edificio è rappresentato dal cortile interno, vero simbolo del green building, attorno al quale si snoda l’immobile, reso visibile anche dal fronte strada, grazie ad un percorso continuo che passa per la hall principale.
Goito58 è il primo edificio storico a Roma ad avere ottenuto la certificazione LEED Gold e BREEAM
